Real estate securitization in El Salvador marks a significant milestone with the launch of the Fondo de Titularización de Inmuebles Centré 01, a joint effort led by Ricorp Titularizadora.
This fund has been authorized for an impressive US$5,000,000.00, demonstrating the local market’s confidence and dynamism in the real estate sector.
During its official launch, the Fondo Centré 01 successfully placed US$1,842,000.00 in the primary market. This amount was strategically distributed across four series, demonstrating the high demand and investor interest in this type of financial instrument that drives development.

This fund aims to finance the development of Centré Apartamentos, a modern vertical housing project promoted by Basáltica, S.A. de C.V., which is part of a new generation of housing solutions designed to meet the needs of Salvadorans and contribute to sustainable urban development.
With this new fund, the total amount of securitized real estate assets in the country reaches US$3.515 billion. This growth is attributed to various additional solutions, including large-scale projects such as shopping centers and corporate buildings, which transform the urban landscape and generate new opportunities.

Likewise, the project’s marketing, which began in october of last year, has exceeded expectations, reaching 60% sales between october and december. The developers have differentiated their users, with 60% being investors and 40% being homebuyers, demonstrating the property’s versatility and attractiveness.

Rolando Duarte, president of the El Salvador Stock Exchange, emphasized that “the securitization of real estate projects like Centré is a clear example of the stock market’s potential as a source of financing for the private sector. This type of mechanism not only allows for transparent and efficient channeling of resources, but also democratizes access to new investment opportunities for the salvadoran public”.
Transparency is a fundamental pillar in this process, according to Rolando. The salvadoran capital is known for its openness in transactions, where every detail is visible to all involved, from deposit management to settlements. This clarity fosters an environment of security and trust for investors.
