Ministerio de Vivienda delivers property deeds to thirteen families of San Vicente

Written by Evelyn Alas

The Ministerio de Vivienda, the Defensoría del Consumidor and the Centro Nacional de Registros (CNR) delivered to thirteen families of Los Girasoles, San Esteban Catarina, San Vicente, the deeds that prove the legitimate ownership of the properties they have been living in for eighteen years.

In defense of the right to property of the families affected by the breach of contract, these entities, which are part of the inter-institutional committee for the attention of collective cases, managed the response and resolution of the collective case.

After its intervention, the land developers Jorge Eduardo López Barillas and BRISSA, SA de CV were required to deliver the property deeds to the families as agreed in the lease agreement with promise of sale, once the price agreed with the lot holders had been paid in full.

The president of the Defensoría del Consumidor, Ricardo Salazar, highlighted the work of the Collective Cases Unit of the Dispute Resolution Center, after the successful outcome of the intervention, and added that, according to the total value of the lots paid by the consumers, the recovery in their favor is estimated at US$151 thousand.

The families thanked the Defensoría del Consumidor and the inter-institutional table of collective cases for the timely and effective action in defense of their rights, as the collective case was resolved in their favor within three months from the filing of their complaint in august 2022.

Some of the affected consumers paid for their lots in full between 2005-2006, during which time they remained affected by legal insecurity, since they did not have the legal documentation of their properties.

The Defensoría del Consumidor reminds the public that it is illegal to sell lots and not deliver the property deeds once the total price of the property has been paid, as well as to sell lots that have not initiated the due process of regularization and legalization before the competent authorities. Likewise, it reiterates that suppliers of goods and services must comply with the law and respect consumers' rights.

For complaints, consumers may contact the Defensoría del Consumidor throughout the country, or ask for advice through WhatsApp Consumer 7844-1482 or telephone 910, monday through friday from 8 am to 4 pm.
